The next big step in obtaining regulatory approval for
our proposed new Parkside Estates community is securing
a Coastal Development Permit from the California Coastal
Commission. Following our recent and successful hearing
with the Huntington Beach City Council, we focused our attention
to completing numerous submittal requirements requested
by CCC staff.
I'm pleased to report that earlier today, we submitted
our Coastal Development Permit application to Coastal's
staff for its consideration. As an indication of how intensively
the Parkside Estates project is being scrutinized by Coastal
regulators, the submittal package was two boxes in size
and included 22 separate sections, detailing wetlands, habitat
management, grading, levee design, trails and even how wildlife
will be protected from domestic pets - plus much more.
We have endeavored to file a complete application and hope
that Coastal staff will deem our application to be complete
and will promptly schedule a hearing. However, given the
complexity of the Coastal permitting process, we are ready
to work with Coastal staff to provide whatever additional
materials they may need before they can deem our application
complete. The Coastal Development Permit public hearing
will be a very important one - and once we have the
permit in hand, we will be much closer to starting construction
on Parkside Estates - and the $15 million in regional
flood control improvements that is part of our plan.
